Our Rooms
All our rooms have been recently refurbished, are fully ensuite with walk in shower and are equipped with deluxe pocket sprung mattress and smart TV. Free WIFI, courtesy tray with tea and coffee, toiletries set are complimentary in all the rooms.
Single room
This room type is specifically designed for single traveller. It is located on the first floor. Maximum occupancy 1 person, due to the layout of the room neither extra bed nor cot can be added.
Double room
These rooms are located both on the ground and first floor. Maximum occupancy for this room type is 2 people, and due to the layout of the room there is no space for extra bed. Infant cot can be added on request.
Twin room
These rooms are located on the first floor. Maximum occupancy for this room type is 2 people and due to the layout of the room neither extra bed nor cot can be added.
Family room for 3
Can be used either as spacious double bedroom for those looking for more comfort or as family room suitable for three people. We recommend this room for a young family with one child up to 12 year old for the best comfort, it is equipped with one king size bed and one full size roll away bed making them a budget friendly option for families of three or group of friends. They are located on the ground floor.
Maximum ooccupancy is 3 people, infant cot can be added on request.
Family room for 4
Our biggest room is located on the first floor and it is specifically designed to accommodate four people. This is our recommended option for family of three/four and group of friends. Maximum occupancy is 4 people, infant cot can be added on request.

Breakfast
Breakfast is served in our breakfast room from 7am to 10am.
We source our breakfast items mainly from local and micro-sized suppliers with the promise to serve only fresh and quality products which we personally picked.
We offer a fair selection of breakfast options, included but not limited to full cooked breakfast with sausages and bacon from the local butcher, vegetarian cooked breakfast, porridge, pancake with fresh fruit salad, Scottish natural yogurt, handmade local jam and marmelade, cereal and muesli, cake and fresh juices. Non-dairy and gluten free options can be arranged on request, please inform us about any dietary requirement or allergies.
Afternoon Teas
We serve freshly prepared Afternoon Tea in our decking area or in the breakfast room, according to your preference and to the weather.
Afternoon Tea is served between 3.30 pm and 5.30 pm on request and it is subject to availability, therefore we recommend reserving it at your earliest convenience to avoid any disappointment.
Afternoon Tea consists of:
- 3 types of sandwiches (finger sized)
- mini sausage rolls
- 2 scones with cream and jam
- 3 sweet treats
- A selection of luxury teas or coffee
About us
The Coo’s Guest House is located in Inverness and has nine bedrooms all with en suite, totally renovated and newly refurbished.
